The condition of the homes sold including, how many bedrooms, bathrooms, garage, and year built must be compared to your home. Some homes sold might have had updates like new carpet, paint, updated lighting, new appliances, updated bathrooms and kitchens which need to be considered. I also try not to compare your home with stressed properties such as foreclosures. Many factors go into pricing a home.
